ABARCA OASIS HQ

Adaptive reuse of a 12-storey workplace into a new headquarters for Abarca Health.

San Juan, Puerto Rico · Workplace / Adaptive reuse · Built · 2024 · 55,000 ft² / 5,110 m²

Details

Abarca Oasis HQ is the completed retrofit of a 12-storey commercial building in San Juan into a hybrid workplace headquarters for Abarca Health. The project reorganises the existing tower as a vertical workplace campus, with social floors, shared amenities, transparent meeting rooms, open work areas, outdoor terraces, and distinct floor identities distributed through the building.

The design uses a modular workplace framework to support phased rollout, changing team needs, informal gathering, and all-hands events. Existing structure and services are retained where possible, while new collaboration hubs, planted interiors, outdoor rooms, and high-contrast shared spaces give the headquarters a stronger spatial and cultural identity.

Vertical campus for the hybrid workforce
The existing 12-storey building is reorganised as a vertical workplace campus, with social floors, shared amenities, collaboration spaces, outdoor terraces, and distinct floor identities distributed through the tower.

Brief

The brief was to create more than a place for daily work. Abarca wanted a headquarters where Abarcans could reconnect, gather, break routine, and strengthen company culture in a post-pandemic workplace.

Shared workplace campus
Social floors and terraces extend the headquarters beyond the desk floor, creating places for meals, informal work, events, and daily team life across the building.

Outdoor rooms
Terraces, courtyards, and planted edges extend workplace life beyond enclosed office floors, creating places for meals, informal work, breaks, and daily team life.

Workplace framework
A repeatable floor system organises work clusters, shared rooms, collaboration hubs, and support spaces around a central circulation spine, allowing each level to adapt while keeping a clear workplace structure.

Living rooms
Each workplace level includes a living room at the elevator arrival point, forming part of a wider breakout network with informal settings through the floor and an Abarcan hub at the northern bookend.

Abarcan hubs
Each level is anchored by a named collaboration hub, giving the repeated office floors a distinct identity. The hubs support meetings, informal work, team culture, and hybrid gatherings between remote and physically present Abarcans.
